Fictional portfolio example

Northline Hotel Renewal.

A fictional hotel refurbishment concept showing how an established accommodation property can improve guest perception, durability and operational flow without losing rooms for longer than necessary.

Design intent

Northline Hotel Renewal is a made-up project concept for demonstration only. It describes a staged refurbishment approach for a mid-market hotel wanting a more premium arrival, clearer guest journey and longer-lasting finishes.

The concept focuses on the spaces guests notice first: lobby arrival, lift lobby, corridors, guest rooms and breakfast area. The design balances atmosphere with cleanability, replacement cycles, stock availability and maintenance practicality.

Scope shown

  • Lobby and reception refresh
  • Guest room material palette
  • Corridor lighting and wayfinding
  • Loose furniture and fabric selection
  • Artwork, accessories and styling direction
  • Staging and procurement checklist

Key design moves

Stronger arrival

Reception becomes warmer and easier to read, with improved lighting, clearer counter presence and a more memorable first impression.

Durable guest rooms

Finishes are selected for repeated use, cleaning access, touch-point durability and ease of partial replacement.

Staged delivery

The plan supports staged works by floor or room stack to reduce disruption and protect trading periods.
